When looking through the tips below, imagine a wet and windy day, the sort of day where all you want to do is to close the curtains, light the fire and snuggle up with a good book or film and wait for the sun to reappear. No cares in the world, and the only thing you’re thinking about is should you treat yourself to a hot chocolate with all the
trimmings.

Ready? Then here are the top 10 tips are:

1. Light the fire in plenty of time for it to kick out the heat and give that warming glow, inviting the buyers to return at the end of the viewing to sit down and relax, soaking up the atmosphere and

2. Fresh flowers- these look great all year round, but at this time of year you can add seed heads and berries for texture, plus seasonal foliage such as rosehips for the natural look.

3. If the décor is neutral in the living room and bedrooms, add colourful cushions or throws to provide that seasonal accent, complimenting the garden.

4. With Christmas approaching, get baking some Christmas cake. The aromas from the spices will linger and tingle the taste buds. Lets heighten all their senses.

5. Viewings later in the afternoons would be an ideal opportunity for twinkle lights in the garden- giving it that magical feel.

6. For practical as well as aesthetically pleasing, have welcome mats at the front and back doors, providing areas for the potential buyers to kick off their shoes. It helps your home to stay clean when the weather is miserable.

7. Ensure the bulbs work in your lamps so that overhead/ceiling lights can remain off. This all adds to the atmospheric feeling.

8. The towels in the bathrooms and cloakroom, are another chance to add a splash of autumnal colour.

9. In the garden, ensure all the paths and decked/patio areas are clean and clear of any slippery surfaces.

10. Finally, having had the summer months with friends and family going in and out constantly, it is worth having a deep clean, including the carpets.
