I want to sell my home… But where do I start?

It doesn’t seem to matter where you are in life, there will come a time where the above question will be circling your mind, and after a while you’ll make a start or life will just get in the way and day to day life continues as normal.

Well, if you’re the one looking to make a start- read on! If not, keep this in mind for when you’re ready to begin.

Many agents would cite to a valuation being the first step, and this is a fairly ordinary path to take…. you get it valued, quick tidy and an agent puts it on the market- job done? Ummm no not really…

Your home is unique to you and may very well have been yours for many years, but it’s time for a new chapter. You now need to look at your home, inside and out, to see what needs to be done to get it ready for sale. Taking it away from being just your current home to being potentially someone else’s. As like many of us, the odd job may have slipped off the never-ending to-do list.

Presentation is key and can take time. Most agents, once they have valued your home just want to get it on the market as quickly as possible, so will say your home is lovely, nothing to do, and that they’ll pop by tomorrow and take photos, if they haven’t already done them whilst with you. Really? Is this what you really need? Is this really what you and your home deserve?

We certainly do not think so. We think that you both deserve the best.

Having started my agency career in 2004, I have seen many houses sit on the market with other agents who have taken terrible photos. You know the ones – dark grey skies, no lights or fire lit in the sitting room, unmade beds and the mirror with the agent’s reflection in?!

When you see a home (rather than just a house), presented so that anyone can imagine themselves living there, it opens it up to a much wider audience, and in turn a better price is achieved.

Take Springbank for an example:

A beautiful 4-bedroom family home set in tranquil quintessentially English gardens. Three agents all gave a value of £550,000, with a marketing price of £575,000. They had no recommendations on anything that needed to be changed, just said it was a ‘nice house’ and if someone wants to make changes, they can do it. Whilst in some instance’s buyers will make some changes, the sellers were after presentation advice.

We thought differently.

Rachel and Matthew were given a number of minor tweaks and alterations to do for presentation and advised them their home should have a guide price of £600,000. We will sell the home and lifestyle with stunning photography, capturing the essence of family life, and show it off in all its glory.

Results:

Within two weeks there had been 11 viewings and a Sale Agreed at £610,000! The sellers were thrilled, and in just over 6 weeks later, exchange of contracts took place with completion a few days later where they were able to move into their dream home. Bliss.
